The following regulations describe the terms and conditions on which ("we" or "us") offers you access to our services and it is recommended that you read these terms and conditions carefully before using the website to be found at (the "Site"). By accessing or using the Site, you agree to be legally bound by these terms and conditions as they may be modified and posted on the Site from time to time. To the fullest extent permissible by applicable law, we do not make any express or implied warranties, representations or endorsements whatsoever with regard to the Site or any information or service provided through the Site. To the fullest extent permitted by law, we will not be liable to users for any loss or damage of any nature whatsoever and howsoever arising out of or in connection with the viewing, use or performance of the Site or its contents, whether due to inaccurate, error, omission or other cause and whether on the part of or any other person. Any inaccuracies or errors in information provided on are the subject of human error alone and will not be liable for any losses or damages arising through reliance on such information. In the avoidance of doubt, members are encouraged to clarify any such information that may come in to question, as cannot be held responsible at a later stage. Because OwnBrix does not ask for or hold details of your income, assets and liabilities we are unable to assess your financial status. We are therefore required by law to issue an execution only notice.

You are responsible for ensuring that your computer system meets all relevant technical specifications necessary to use the Site and is compatible with the Site. You also understand that we cannot and do not guarantee or warrant that any material available for downloading from the Site will be free from infection, viruses and/or other code that has contaminating or destructive properties. You are responsible for implementing sufficient procedures and virus checks (including anti-virus and other security checks) to satisfy your particular requirements for the accuracy of data input and output.


If the whole or any part of a provision of these Terms and Conditions is void, unenforceable or illegal in a jurisdiction then that provision or, if permissible, the relevant part of it, will be severed in respect of that jurisdiction. The remainder of the Terms and Conditions will have full force and effect and the validity or enforceability of that provision in any other jurisdiction is not affected. This clause will have no effect if the severance alters the basic nature of the Terms and Conditions or is contrary to public policy.

All product and company names and logos mentioned on or in the Site may be the trademarks, service marks or trading names of their respective owners, including You may not modify, copy, reproduce, republish, upload, post, transmit or distribute, by any means or in any manner, any material or information on or downloaded form the Site including but not limited to text, graphics, messages, code and/or software without prior written consent. Affiliates operates an affiliate program to allow members and third parties to introduce clients to the Site. The affiliate program makes payments based on the number of website "clicks" and "impressions" received by our affiliates. If it is discovered, suspected, or it is in the reasonable belief or opinion of that "clicks" or "impressions" are occurring in any fraudulent or non-genuine manner, (including but not limited to the use of auto surf programs, or purchasing impressions and or clicks in bulk from third parties) such clicks or impressions will be discounted from the credited clicks and impressions and reserves the right to exclude the affiliate from the affiliate program in addition to a permanent exclusion from membership of

Taxation members retain full responsibility for their own taxable affairs, including but not limited to rental income received on "Brix" held and capital gains realised on the sale of "Brix". Selected jurisdictions require that such tax is deducted at source, and therefore where necessary a withholding tax will be automatically applied to members" income and capital gains on "Brix" sold. Dependent on the country that a member resides in, and the tax treaty that may or may not exist with the country in which the property in question is based, members may be able to reclaim any withheld tax.

Portfolio Accounts

Where a member owns one or more properties without co-investors the client account will be treated as a "Portfolio Account". In the event that a portfolio account becomes overdrawn it is the members responsibility to provide sufficient funds to correct the situation. An interest charge of 0.75% per month will be applied to any overdrawn account.

If a "Portfolio Account" is overdrawn payments for property taxes and insurance and other expenses will not be made by OwnBrix on behalf of the member. This could result in fines and other costs for the member including the loss of the property.

If at any time a "Portfolio Account" is overdrawn by more than 5% of the total value of the properties in the portfolio OwnBrix will withdraw the properties from the site and issue a termination of service letter. The member will have 7 days from the issue of the termination letter to make their own management arrangements. At the end of the seven day period, will provide the member with a final statement of account. If the member is unable to pay the outstanding balance, Brix to the value of the outstanding balance will be sold to clear the debt.

Notices may send notices to the email address provided to us by you. It is your responsibility to ensure that you notify us of any change to your email address. Any notice sent by us to your email address shall be deemed to have been delivered at the time of sending.

Termination have the right to terminate your use of this website if we determine in our sole discretion that you have breached the Terms and Conditions herein. Members' Code of Conduct

  • -As a member, you are at all times responsible for activity on your own account. It is therefore imperative that you take the necessary steps to ensure that your username and password remain safe and secure and something unique to you alone.
  • -In accordance with the Terms and Conditions, use of constitutes acceptance and recognition that any errors on are the result of human error alone and cannot be responsible for any loss arising from reliance on such information.
  • allows members to purchase Brix in investment properties. The bidding, offering, purchasing and selling of Brix constitute binding legal transactions and if you have no intention entering legal obligations, you must refrain from bidding for Brix.
  • -If at any time during membership of you submit a bid for Brix, which is subsequently accepted, you must arrange and make payment for such Brix within (number) days.
  • -Where members fail to arrange and send payment for Brix, a payment reminder will be issued via email from If payment is not subsequently made within 48 hours, the member"s account will be placed on probation and reserves full right to sell or re-sell the Brix that you were being bid on.
  • -In instances where your account is placed on probation subject to the above, it will not be possible to make further bids for Brix unless your account is credited in full with the necessary funds prior to making the bid.
  • -Where members repeatedly fail to make payment for Brix, or bid for Brix that they have no intention of purchasing, reserves the right to permanently exclude those members from the website.
  • -In instances where members are excluded from subject to the above, reserves the right to arrange the sale of any Brix that the member in question should own at the time of exclusion. No guarantee will be made as to the value achieved for the member"s Brix in this instance.
  • -As a member of you agree to take full responsibility for your own taxation including taxable income on property income and taxable gains realised on Brix sold. You also recognise that dependant on your country of residence, you may be subject to a withholding tax as detailed in the terms and conditions.
  • -This Code of Conduct may be changed at any time without prior notice by updating this posting. You agree to review the regulations regularly and your continued access to the Site implies that you agree to any changes that should be made.
